What is the price per m² at Lumière Midtown?
The developer has not announced a unit price or an official price list in the sales documents. Prices are calculated per unit; message 0903 475 802 on WhatsApp or Zalo to get the price calculation for the unit you are interested in.
How much do I need up front?
Under the 08–09/2026 policy structure: a VND 100 million deposit; within 7 days, sign the SPA (sale and purchase agreement) and pay 10% (including VAT) plus a 5% security deposit for performance of the SPA.
Can I get a bank loan?
Techcombank is the partner bank, lending 70–80% of the value for up to 35 years. The developer’s interest-support package changes with each policy round and applies to Vietnamese buyers only.
How do I buy a Penthouse or Duplex?
Under the 08–09/2026 policy, special units were traded by taking over an investor-held SPA (VND 500 million deposit → agreement letter → notarised transfer agreement → developer confirmation), and the price sheets for Vietnamese buyers follow this route. The price sheets for foreign buyers, however, include a primary purchase option (SPA or long-term lease), so the purchase route must be confirmed for each unit.
What is different when a foreigner buys?
Foreigners own for 50 years. Under the expired policy, non-resident foreigners had a lower early-payment discount (12%), did not receive the 9% p.a. interest on the security deposit and could not use the loan package. The units that may be sold to foreigners must be confirmed unit by unit.
